NOTICE OF PUBLIC HEARING
BEFORE THE ZONING HEARING BOARD
OF SPRINGFIELD TOWNSHIP, MONTGOMERY COUNTY, PA

A PUBLIC HEARING WILL BE HELD
ON THE FOLLOWING PETITION ON
MONDAY, NOVEMBER 25, 2019 AT 7:00 PM
IN THE SPRINGFIELD TOWNSHIP BUILDING
1510 PAPER MILL ROAD, WYNDMOOR, PA, 19038

1.  WSP Ivy Hill, LP d/b/a Wasatch Storage Partners, c/o Amee Farrell, Esq., 910 Harvest Dive, Blue Bell, PA, is requesting the following zoning relief in order to permit the redevelopment of the property located at 1331 Ivy Hill Road, Philadelphia PA 19150:

  1. Variance from Section 114-134.A(14) to reduce the required number of parking spaces from two hundred ninety five (295) to twelve (12).
  2. Variance from Section 114-135 to replace an existing four (4’) foot fence located within the front yard with a six (6’) foot fence in the same location.
  3. Variance from Section 114-144.C(1) to permit two fascia signs on the property where one (1) is permitted.
  4. Variance from Section 114-145 to permit fascia signs in excess of forty (40) square feet along the street façade and twenty (20) square feet along the secondary façade.
  5. To the extent necessary, a determination from the zoning hearing board that the previously granted variances related to front yard setback (§114-124.A), aisle width (§114-134.E(1)), buffers (§114-134.F(1)), landscaping islands (§114-134.F(2)), access (§114-134.F), front yard fence setback (§114-135.A), and sign setback (§114-114.E(7)) remain in effect, or in the alternative, variances to permit same.
  6. Such other relief as the Board may determine necessary to effectuate the proposed site plan and accompanying materials.

The above relief is requested in order to redevelop the currently vacant property into a 117,733 square foot self-storage facility located on a 4.98 acre parcel in the Industrial Zoning District.

All interested parties may appear and be heard at the above mentioned public hearing
