Spring has arrived and home improvements are usually first on the to-do list when the weather gets nicer.  Please keep in mind that permits are required to install a shed, a deck and/or a pool to your property.   The permit applications are available on our Building & Zoning portion of the website.   Please complete the application to the best of your ability, however, if you need help with the permit application or have any questions, contact us at 215-836-7600.   Please remember that any additions to the property requires a site plan be submitted with the application.  A site plan is a simple sketch of your property that includes the dimensions of your property, the location of all existing improvements on the site, such as the house, driveway, walkways, garage, pool, deck and proposed addition to the site.  You will need to provide the distance of those existing and proposed improvements to the property lines.  Please identify if your property is a corner lot by identifying each street you have frontage on.

Permits are also required for roofing and siding repair and/or replacements. Permits are not required for repairs or replacement of fencing at this time, however, there are restrictions on the height and the placement of fencing within our Township.  Permits are not required for the repair or replacement of curbing or sidewalks.  However, you are required to contact our office to schedule a pre and post inspection.  Please send your contractors to our department to ensure they are following proper protocols.  

Spring is also the time to tune up from the winter.  Inspect your trees and have addressed any limbs or growth that are in need of attention.  Clean the gutters and inspect the downspouts to make sure they run free of any obstructions.  Direct your roof water away from your foundation and do not direct the flow to an adjoining neighbor’s property.  Lawns must also be properly kept to ensure they are line with Township Code. 

If you are buying or selling a property within Springfield Township, a Statement of Certification for Real Estate Transfer is required to be submitted.  This form should be filed at least two weeks prior to settlement.  In addition, after settlement, a copy of the deed is required to be filed with the Township.
